In my experience, a house is not a "dream home" because of its size or color.  One person’s dream home is usually entirely different than another’s.  Your “Dream Home” is about how you feel when you walk through the front door – the way you can instantly see your life unfolding there.  This is about more than real estate.  It’s about your life, your personality,  and your dreams.

Owning your own home can be one of the most rewarding experiences you’ll ever enjoy - both financially and emotionally.  But how much you know about the buying process, and whom you choose to help you, can save you from unnecessary headaches and unforeseen hassles.

There are many aspects of the home buying process that require explanation, and the more you know, the better position you will be in when it’s time to negotiate and sign papers.  This is where I come in - offering the guidance, information and assistance that only a qualified real estate professional can provide.  And because I stay on top of all the latest local real estate laws and regulations, you can rest assured that you are always getting the expert advice and service you deserve.

Here are some things to keep in mind before and during your search:

  • Do the research and establish your purchasing power.  Meet with a lender who will help you determine which type of financing will work best for you and how much you qualify for with each type.  Getting pre-approved will put you in a much stronger negotiating position because it shows the seller that you are a committed buyer - one truly financially capable of buying the property.  The seller will have greater confidence that your offer will likely result in a successful sale. 

  • Commit to working with a strong buyer’s agent like me who will look after your best interests.  I can show you any home on the market - regardless of which company has it listed for sale - and will always be working for YOU!  Keep in mind that a Buyer's Agent will be working for You, the buyer -  but will be paid by the Seller when the sale is complete.  Therefore, you reap the benefits of having a Realtor representing your best interests during your home search and negotiation - without any costs.  

  • Start surfing. One of the most important tools you’ll need for your home search is right at your fingertips.  Utilize the Search capabilities of Homes of Southern Maryland's website to gain valuable insight to homes currently on the market.  You can also register for email alerts to be sent directly to you when homes that meet your criteria become available. 

  • Narrow your search before you start touring every house in town.  Decide what neighborhoods work best for you and your family.  Take some time to drive around to get a feel for the area (but don't go to any Open Houses on your own - you don't want to establish any contact with an agent who will be representing the seller).  Check out school districts, shopping and dining, public transportation, recreational areas and crime statistics.  You can find useful information by accessing the "Resources Tab" on the Menu Bar at Homes of Southern Maryland.

  • List your priorities and prepare to compromise.  Make a list of the features you are looking for in a house and categorize them as:

1. "Must Have" - non-negotiable. You can't do without these.
2. "Should Have" - you expect to have this, but could live without if all else was appealing
3. "In My Dreams" - may be beyond your scope, but who knows?

If you will be purchasing the home with someone else, it is best to develop your lists separate and independent of one another.  Share your lists with each other only when you are satisfied with the categories you created.  Ultimately, each may have to compromise and influence to create one combined list that will be used as the basis for the house you pursue.
